Commercial terrazzo restoration

Commercial terrazzo restoration is mostly a matter of getting decades of floor finish off a floor that was never worn out to begin with. Institutional terrazzo is rarely damaged by traffic. It is buried under wax applied by every cleaning contractor since the building opened.

Buildings we work in

This part of Florida is full of terrazzo in schools, churches, courthouses, clubhouses, clinics, banks, libraries and civic buildings. Unlike houses, commercial floors go back over one hundred years, and they are still being poured today. Strip the finish, repair the damage, run the floor through the full progression, and those floors come back looking better than anyone on staff remembers.

What makes commercial work different is scale and access, not technique. The floor gets the same sequence a house does.

Planning the work

The area being worked has to be clear and closed, and grinding is loud. We will give you a written scope and a schedule with the quote so the building knows exactly which spaces are out of service and when.

We inspect every job in person before quoting it, which for a large building usually means walking it with your facilities contact.

Afterward

Every environment is different. Some buildings need ongoing maintenance, which we provide. Others can go years between professional maintenance that your crew can't handle. We can go over the specifics when we evaluate the floor.

FAQ

Common questions

Our floors have decades of wax on them. Is that a problem?

It is the normal starting condition for institutional terrazzo, and it is good news. The wax comes off in the grind, and the floor underneath is usually in better shape than anyone expects, because the finish was protecting it.

Can the building stay open?

The area being worked cannot. Whether the rest of the building keeps running depends on the layout, and we will lay that out in the schedule rather than promise it in advance.

Can you maintain the floors afterward?

Yes, and for most buildings that means a burnish on an interval rather than an ongoing program. Most floors do not need resealing and polishing again for years.

Are you insured?

Yes.
