Terrazzo Restoration
Terrazzo sealing that fills the pores
Properly sealing terrazzo means filling the pores rather than coating the surface. A sealer that soaks in buys you time to wipe up a spill; a coating on top buys you a stripping job in a few years.
What sealer is for
The gloss on a finished floor comes from the polish, not from the sealer. Sealing is there to help prevent staining from oil, wine, pet accidents and standing water.
Sealers applied to make floors appear shiny will eventually scratch, amber, and need removed and reapplied. A sealer that's only there to protect the floor needs much less maintenance than one that's there to make the floor shine.
When it is due again
On a properly restored floor, sealing and polishing come due together, roughly every eight to ten years in a home. The simple test in the meantime is water: put a few drops in a traffic lane and watch. If it sits, you are fine. If it darkens the terrazzo within a minute or two, it is time. If the floor still looks good we can recommend products to you to squeeze a few more years before professional service is needed.
FAQ
Common questions
Is sealed terrazzo slippery?
A sealer that fills the pores does not add a film. Polished terrazzo is a hard, smooth surface and behaves like polished concrete in a warehouse or factory. Slip performance is much better than common surfaces like glazed ceramic tile.
How soon can we walk on it?
Foot traffic can resume immediately. Trade traffic should wait 12 hours, and mopping should wait 48 hours.
Do you seal floors you did not restore?
If the floor was mechanically polished sealing and repolishing services are available. If it has a coating we need to start over.
