Terrazzo Restoration
Terrazzo polishing and repolishing
Terrazzo polishing is a mechanical process. When we finish your terrazzo, the surface you walk on is marble and cement: not a coating, not something chemically modified to fake a shine. The gloss comes from refining the stone and masonry itself.
Polish, not wax
Most dull terrazzo in Florida is not worn out. It is buried under layers of acrylic floor finish, mop-on wax and old topical sealer that yellowed and scratched. Take that off, refine the stone, and the floor stops needing a re-coat every year.
Tooling quality shows up in the clarity of the finish. Better diamonds produce a cleaner, higher clarity reflection, which is why we standardized on the tooling our own testing showed works, not the cheapest thing that technically grinds.
There is one right finish
Every floor we do gets the same fully polished high gloss finish. Matte, satin and semi-gloss get talked about as options, but on terrazzo they lead to less consistent results and substantially more maintenance for the owner.
So there is no finish level to decide on. There is the finish, and getting there properly.
Repolish or full restoration
The best predictor of which one your floor needs is how it has been maintained recently. A floor that has been kept up with floor finish or topical sealer needs a full grind and restoration, however presentable it looks today, because that coating has to come off before anything else can happen.
A repolish makes sense on a floor that was properly polished before and has simply lost its luster in the traffic lanes. If your floor has never been mechanically polished, plan on restoration.
FAQ
Common questions
How long does polished terrazzo stay looking good?
Years. A polished, sealed floor that gets dust mopped and cleaned with a neutral pH cleaner holds up until it is due to be resealed and polished again; ten plus years for most customers.
Do you use a topical shine product?
No. The gloss is the stone, refined. We seal to fill the pores, but there is no coating on top that has to be stripped and reapplied later.
Can you polish my floor without the full restoration?
If it was properly polished before and has not been maintained with floor finish or topical sealer, yes. If it has been coated, the coating has to come off first, and that's a restoration.
