Terrazzo Restoration

Tile removal from terrazzo

Tile removal from terrazzo goes better than most owners expect. Tile set over terrazzo was usually installed without the preparation that would have made it bond properly, which is bad news for the tile and good news for you, because it tends to come up without taking the floor with it.

Why it usually comes up clean

Terrazzo is dense and closed, and thinset does not key into it the way it does into a prepared slab. In most homes the tile lifts and the thinset comes off the surface with it or grinds off afterward.

There are exceptions, floors where the installer scored the terrazzo first or where a full mortar bed was poured over it, and those take more work. Those are the jobs where experience matters, and they are the reason we would rather do the removal than inherit it.

What to expect afterward

In most cases restoring terrazzo that has been covered with tile only adds a thinset grind step. Depending on many factors sometimes there will be some chips or damage from removing the tile, but in most cases this is limited and easily repaired.

FAQ

Common questions

Will the terrazzo under my tile be in good shape?

Usually. Tile laid over terrazzo rarely bonded well in the first place, so once it's removed the floor is ready to restore. Occasionally we find things like trenches or the tile is bonded very well causing some damage on its way out. These are the exception, not the rule.

Can my tile guy pull the tile and then you restore it?

You can do it that way. Make sure that you trust whoever does the demo to prevent excessive damage to the floor while removing the tile.

Do you remove tile from kitchens and bathrooms?

Yes. These areas are rarely any different than other areas, though bathrooms are more likely to have damage if the plumbing was ever reconfigured.
