Residential terrazzo restoration

Residential terrazzo restoration usually starts with an owner who already knows what they have. Most of our customers saw the terrazzo before they ever made an offer on the house, whether the floor was bare or somebody had pulled a corner of the carpet back during a showing.

What the project looks like

Two to four days for most projects. The house will need to be empty while we work. Some homeowners are able to stay on site, but this is usually only possible if we are only doing part of the house.

Dust is handled at the source with oversized HEPA collection rather than by draping the house in plastic. Furniture can come back at about 48 hours. This allows time for the sealer to set and the initial cleanup to be done.

Buying, selling, or finally getting to it

If you are moving in, doing the floors before the furniture arrives is far easier on everyone. If you are selling, a finished terrazzo floor is one of the things in a mid-century Florida house that photographs as a feature. Many people love terrazzo, and it's one of the few things that can't just be replicated in another house.

What we need from you

FAQ

Common questions

Is my floor worth restoring?

The vast majority are, including floors other companies have turned down. What rules a floor out is excessive physical damage, or the marks left by certain old flooring, like grid patterns from glue-down tile or darkening from waffle-patterned carpet pad.

How much dust is there really?

Grinding makes a great deal of dust, which is why the collection equipment is oversized and captures at the source. That works far better than plastic and containment, which is mostly a workaround for undersized equipment.

Can you do just the living room and hall?

Yes, though adjacent rooms tend to look tired next to a finished floor. Most owners who start with part of the house finish the rest.

When can furniture go back?

About 48 hours. Essentials can move in immediately, but the floor will need mopped after 48 hours, so keeping things out of the way will make that process much easier.
